How to Stay Ahead and Succeed with Your Assignments

Our goal is to help you win more work and keep it running smoothly. Dwelling Blocks streamlines profile management and the appraisal workflow, but order assignments themselves are handled directly by the lender’s team. For questions about order allocation, contact your connected lender.
This guide is in three parts: how to set yourself up, what to do each day, and what to do when something goes wrong. Together they are, in the end, what your scorecard reflects.
Set yourself up
Keep your profile up to date
Your profile is what decides whether work reaches you at all.
- License — verified and not expired.
- Insurance — not expired.
- Coverage area — reflects the regions you actually serve.
- Address — accurate, so lenders know you are local.
- Phone number — current, because lenders may call to offer assignments directly.
- Capacity — reflects your real availability. Taking on more than you can deliver is the most common way to fall behind.
- Allow bid offers — set to Yes. Lenders often use this to send offers, so leaving it off can mean missing assignments. See Understanding How Bid Offers Work.
- Active status — make sure your profile status is Active. You can review your status at any time.
Tip: Going on vacation? Update your profile to show you are unavailable, and reactivate when you are back. See Vacation Mode.
Make sure the alerts reach you
Everything below assumes you find out in time. If notifications are switched off or going to spam, the work is still due and nobody tells you.
- Check your Notification Settings so you are receiving what you need.
- Turn on Offer Notifications via SMS if you want offers as fast as possible.

Maximize your coverage area
Keeping your coverage area broad and up to date increases your chances of being matched with more assignments, because lenders assign work based on where you are set up to serve. Review it regularly, especially if you expand your service radius or stop covering a region.
Each day
Start with your dashboard
Your dashboard is the one screen that shows what needs you today: appointments, inspections, ETAs, reports and revisions that are due, and anything already overdue. Working it down to zero each day is most of what staying ahead means.
Tasks sit alongside it and cover the things the platform needs from you outside an assignment, such as a lender adding a new report type.
Keep assignments moving
- Set the appointment promptly — schedule inspections as soon as you can.
- Mark the inspection as completed once it has taken place.
- Set an ETA for your report submission.
These status updates keep the lender, their brokers and borrowers informed, and they help close out the order. Completing an Assignment walks through each step.
Confirm your report submission went through
This is the most important step of any assignment. Once you submit, the report goes through several automated processing steps behind the scenes. In most cases everything completes on its own with no action needed from you, but if an issue comes up at any stage the process stops and flags it so you can resolve it.
- Wait until the submission is fully completed, or until you receive an email confirming it succeeded.
- Any pause or issue in the process is visible to you and triggers an email.
- No email? Check the report status in the platform — it always reflects the most current information, whether the submission succeeded or needs action.
Stay on top of revisions
Revisions have a direct impact on your standing, so complete them on time.
- If a revision was added with an incorrect due date, contact the lender right away to request a change.
- If a revision was added by mistake, contact the lender to have it removed.
When something goes wrong
Communicate about delays early
If you cannot meet a due date — for example, you cannot schedule the inspection in time — contact the lender right away to request a new one, using a Note on the assignment details page and marking it urgent.
If you need longer, you can ask the lender to place the assignment On Hold. Once they do, all due dates pause until you are ready to move forward. See Assignment on Hold.
A due date you renegotiate early is not the same as one you miss. Ask before it passes.

- Technical or system issues — raise a platform ticket or email support@dwellingblocks.com.
- Order assignment questions — use a Note on the assignment and mark it urgent.
