UAD 3.6 Report Types
Updated
Key dates
- November 2, 2026 — UAD 3.6 is mandatory for all new GSE submissions.
- May 3, 2027 — last day for revisions to reports first submitted in UAD 2.6. After this, 2.6 is done.
We do not require any new certification
There is no Dwelling Blocks certification, test, or qualification for UAD 3.6. Nothing on our side gates you out of the new report types.
Whether you take training on the new format is your own call. What matters for the platform is that your report writer can produce UAD 3.6 output, and that you are on the version that does. Check with your software provider before you switch a 3.6 report type on — not being ready in the software is the usual reason a 3.6 order cannot be delivered.
How you will know a lender has added 3.6
Each lender enables the new report types on their own account and on their own schedule. When one of yours does, you do not have to go looking for it:
- You receive an email telling you the lender has added a report type.
- A task appears in the platform, with a switch to turn it on. See Tasks.
You do not have to wait for either one. Open My Profile → Order Sources, find the lender, and turn on the report types you are ready to take. If you are not ready now, leave it off — you can come back and enable it whenever you are. The step-by-step is in Turning a report type on or off below.
Two things worth knowing:
- Turning a report type on is not accepting an offer. It only makes you eligible for future assignments of that type. You can turn it off again whenever you like.
- Nothing is enabled automatically. Until you switch it on, 3.6 orders will not be offered to you.
The task only appears for lenders you are already connected to. If you are not on that lender's panel yet, request access first — see How to Connect to the Lender Panel.
Turning a report type on or off
This is yours to control, at any time, and it takes effect immediately — there is no save button and nothing to submit for approval.
- Open the Order Sources page of your profile. Every lender you are connected to has its own section, with that lender's report types listed underneath it.
- Find the report type in the list. The list is paged, so use the search box above it if the lender offers a lot of types.
- Use the switch in the Enabled column. On makes you eligible for that work; off stops it.
To take on everything a lender offers, open the three dots next to the lender's name and choose Enable all report types. On a long list this takes a minute, and the page refreshes itself when it is done.
If you are not ready now, leave it off. You can come back and enable it whenever you are, and nothing is lost by waiting.
For more on keeping the whole list accurate, see Select Report Types You Work With.
Fees for the new report types
The fee for a report type is the lender's to set, and it is not always in place the moment the type appears on your list. If you go looking and find nothing there yet, that is the lender still to fill it in.
Once the lender has added it, you can check it before you take on any work of that kind: on the Order Sources page, click the three dots at the right of the report type's row and choose Report fee.
Every offer still shows you the fee, the way it always has. Whether or not a figure is listed against the report type, each offer has its own Fees tab with the amount and the full breakdown, so you always see what a job pays before you accept it — see Assignment Fees.
A fee listed against a report type is an estimate and can vary slightly. The figure on the offer is the one that counts.
What changes once you accept a 3.6 order
The assignment works the way every other assignment does — accept, inspect, upload, submit. Two things are different in practice.
Confirm the report format on the assignment before you begin. The redesigned URAR covers what used to be separate forms, and the scope of the inspection now comes from the order rather than from a form number. Check the assignment details so you know which format was ordered before you go out.
What you upload depends on the report type. A report type that is submitted to the GSEs on 3.6 takes a ZIP package instead of the XML file you send today. A report type that is not submitted is unchanged — you upload whatever the lender asks for, usually a PDF.
Uploading a 3.6 report
The submission flow is the one you already use — see Uploading Your Report. The only difference is the file, and only on report types that go to the GSEs: a ZIP package instead of the XML file you send today. You do not choose — the order does, and the upload area tells you which it wants.
Export the complete package from your report writer and upload the .zip as it comes out. Do not unpack it, and do not upload the XML on its own.
