Adding and Verifying an Appraisal License
Updated
If you are an appraiser, you need to add your appraisal license to your profile. You can do this yourself, or an administrator at your company with access to user profiles can do it for you. A valid license is required for eligibility to receive any appraisal assignments.
How to Add Your Appraisal License
Go to your User Profile in Dwelling Blocks
Click Add License
Upload your license file or enter license details as prompted (state, license number, dates, check certifications).
Click Save License.
Let the file fill the form in
Drag your licence onto the upload area rather than typing the details. A PDF or image up to 4.5MB is read automatically, and the state, licence number, issue and expiration dates, and the certification checkboxes are filled in for you.
Always check what came back before saving — the dates and the certification boxes are the ones worth a second look.
If the document cannot be read you will see Couldn't Process License Document, and you can simply enter the details by hand. Nothing is lost.
How to Update a License You Already Added
- Go to your profile page.
- Find the License card and click the three dots at the top right.
- Select Update license.
- Change what you need — the license number, the dates, or the certifications.
- Click Save License.
Certifications open up more offers
The same dialog holds the FHA / USDA certification checkboxes. If your license carries a certification and it is not ticked here, you will not be offered the assignments that require it — worth checking if you are seeing fewer offers than you expect.
License Verification Steps
- After submitting your license, Dwelling Blocks checks it with ASC.gov.
- Only verified licenses allow you to get assignments.
- You’ll get an email when the license is verified, or if the system needs more info.
What To Do If License Verification Fails
- Double check that your last name matches exactly as shown on your license.
- Confirm your license number is correct.
- Make sure your license is active and listed at ASC.gov.
- Try using “Refresh” or “Update License” in the system to re-verify.
- If you’re sure your info is correct but it still fails a few times, wait a while and try again—sometimes ASC.gov may be down or delayed.
- If it still will not verify, use Get Support — we will be happy to help you resolve it.
If your last name does not match ASC
Verification compares your name against the ASC record, so a married name, a hyphen, or a middle initial is enough to fail it.
Set your last name in your Dwelling Blocks profile to match ASC exactly, click Refresh on the license to revalidate, and once it verifies you can change your name back.
If ASC has not caught up yet
ASC typically takes a few days to reflect a renewal or a change, and verification will keep failing against the old record until it does. Waiting is usually the answer.
If it drags on, you can ask ASC directly using their contact form.
If your state re-issues license numbers, leave your Dwelling Blocks license exactly as it is until ASC shows the new number. Your existing license stays active and valid in the meantime, and changing it early will only fail verification.
Trainee Licenses
Dwelling Blocks does not support trainee licenses, so a trainee cannot be verified or hold an assignment in their own right.
If a trainee needs to work on an assignment, the licensed appraiser holding it can use Add Additional Assignee to give them access to the order. See Assignment Features.
Extra Tips
- You can add multiple licenses if needed.
- If ASC.gov doesn’t show your updated info, contact them directly before retrying in Dwelling Blocks.
